What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser types up a report and detailed sketch showing the total square footage and the general layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Disputing real estate taxes

Property tax records often reflect incorrect area of a property because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service can ensure that you're paid a fair price for your home. Living space is one of the biggest factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

For real estate professionals

To make sure that your client's property sells at a price that correctly reflects market value, we suggest requesting a home measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested since they can view the layout and characteristics of the home before and after touring.
